How long do epoxy coatings last? The honest answer is anywhere from one year to well over fifteen, and the gap between those two outcomes has everything to do with the grade of product, the quality of the surface prep, and whether anyone bothered to deal with moisture coming up from under the slab.
Guy Coatings has years of experience coating floors for homeowners and businesses across Central Indiana, from Indianapolis and Carmel to Fishers, Noblesville, and Zionsville. Here's what actually determines how long a floor lasts here, and what to look for before you sign a quote.
Quick Answer: A cheap water-based epoxy kit lasts one to three years. A professionally installed 100% solid moisture barrier base coat with a polyaspartic topcoat, applied over diamond-ground concrete, lasts 15 years or more. The difference is product grade, surface prep, and moisture protection.
The Short Answer, by System Type
Lifespan varies enormously depending on what was installed.
Big-Box Epoxy Kits: 1 to 3 Years
These are thin, water-based epoxies applied over acid-etched concrete. They have minimal solids, go on way too thin, have weak adhesion, and no moisture resistance. Most start peeling at the edges within the first two winters. This is the product responsible for epoxy's bad reputation.
One-Day Polyurea and Polyaspartic-Based Systems: Varies Widely
These can last a long time when conditions are perfect. The problem is that there's no moisture barrier underneath, so when extra moisture shows up, the floor has very little margin. That's when these floors tend to blister or peel.
Epoxy Base With Polyaspartic Topcoat: 15+ Years
A 100% solid, moisture-barrier, professional-grade epoxy base coat over properly prepared concrete, topped with a UV-stable polyaspartic finish. This is what we install on every garage floor coating project, and it's built to outlast most of what else is in the garage.
What Actually Determines Lifespan
Three factors decide almost everything.
Surface Preparation
A coating bonds mechanically, meaning it grips into the pores and texture of the slab. Diamond grinding (industrial grinders that shave off the weak top layer and open the concrete pores) creates that texture. Acid etching, which comes with most kits, barely roughens the surface and leaves residue that interferes with adhesion.
Prep is the single most common reason a floor fails early. A premium coating over a poorly prepped slab will still peel. Our complete guide to garage floor prep walks through exactly what proper preparation involves.
Product Grade
There are roughly 90 different grades of epoxy on the market, and quality varies enormously between them. "Epoxy is epoxy" is simply false. The water-based version in a store kit and the 100% solid moisture-barrier epoxy we install are different products that happen to share a name.
Moisture Protection
This is the one nobody talks about, and it's the biggest.
Why Moisture Ends Most Floors Early
The greatest threat to a coating isn't hot tires or road salt from above. It's water vapor pushing up from underneath the concrete.
Every Slab Pushes Moisture Upward
All concrete evaporates moisture continuously, pushing water vapor upward through the slab. On bare concrete that escapes harmlessly. Once a coating goes on, the pressure has to be held back. If it isn't, moisture collects underneath and pops the floor off from below. It's called osmotic blistering.
Why the Base Coat Makes the Difference
A polyurea or polyaspartic as a base coat isn't designed to be a moisture barrier. It holds back only a limited amount of vapor pressure, which leaves little margin when a slab pushes extra moisture.
A properly specified 100% solid moisture-barrier epoxy base holds back far more. That wide safety margin is what keeps the floor bonded when conditions turn wet, and it's why we put a professional-grade 100% solid moisture-barrier epoxy base under every floor. See how we build this system on every garage floor coating project.
Central Indiana Makes It Worse
Clay-heavy soil and a high water table drive more moisture toward slabs here than in drier regions. The risk is highest on older homes where the ground sits flat against the house and water pools at the foundation, in corners that never fully dry, and anywhere a downspout backs up or snow melts against the wall.
Why the Right System Lasts Longer
Each product does a specific job.
Epoxy on the Bottom
Our 100% solid moisture-barrier epoxy cures slowly, which is exactly what a base coat needs. It has time to penetrate deep into the concrete and bond. It also functions as the moisture barrier. Every commercial job requires an epoxy base for this reason: it's proven and it lasts.
Polyaspartic on Top
Polyaspartic is UV stable, so the color stays true instead of yellowing. It's extremely hard and resists abrasion, chemicals, hot tires, and road salt. We use only the best 95% solids polyaspartic topcoat.
Why Polyurea & Polyaspartic as the Base
The one-day guys use a fast-cure polyurea or polyaspartic as a base coat; it has a pot life of roughly 14 minutes and reaches full cure in about 45 minutes. That speed makes one-day installs possible, but a base coat needs time to soak into the slab. Polyaspartic and polyurea set up before they can penetrate. Building polyaspartic over polyaspartic or polyurea skips the moisture barrier entirely.
Why the Job Takes Two Days
Because penetrating professional-grade 100% solid moisture-barrier epoxy base has to cure overnight before the topcoat goes on. Day one is diamond grinding, crack and spall repair, moisture testing, and our base coat. Day two is the polyaspartic topcoat over the fully cured base.
That extra day is the reason the floor lasts. And it costs the same as the one-day or single-coat-only installs quoted elsewhere in Central Indiana. You're getting the base coat instead of having it skipped to fit a marketing promise. See our guide to the best garage floor coatings for a side-by-side comparison of what each system delivers.
Ask About the Warranty, Then Ask About the Company
Lifespan claims are only as good as the company making them. A lot of coating companies in this market are roughly 4 years old. When one offers a 15-year warranty, it's fair to ask how a company backs a promise three times longer than it has existed.
Guy Coatings has been in business 15 years and performs warranty work when it's needed. That matters more than the number on the paperwork.
The system wasn't a guess, either. Ron spent over a year testing coating systems across Florida, California, Kentucky, and Kansas City, talking with installers and vendors, before choosing the best professional-grade 100% solid moisture-barrier epoxy base with his top-of-the-line 95% solid UV-stable, chemical and salt resistant polyaspartic topcoat.

Frequently Asked Questions
How long do epoxy coatings last in a garage?
Our professionally installed, professional-grade 100% solid moisture-barrier epoxy base with our top-of-the-line 95% solid, UV-stable, chemical- and salt-resistant polyaspartic topcoat can last 20 years or more in a residential garage. A big-box kit typically lasts one to three years before peeling.
What makes an epoxy floor fail early?
Poor surface prep, low-grade product, and trapped moisture. Moisture is the most common cause, and it's the one most installers skip testing for.
Does epoxy last longer than polyaspartic?
They aren't competitors. Epoxy is the better base coat and moisture barrier. Polyaspartic is the better topcoat. Used together in the right order, they outlast either one alone.
Will my floor need to be recoated?
A properly installed system isn't on a reapplication schedule the way a sealer is. Routine cleaning is the maintenance.
Do you serve my city?
Yes. Guy Coatings serves Indianapolis, Carmel, Fishers, Noblesville, Zionsville, Westfield, Geist, and surrounding Central Indiana communities.
